A reviewed rental or rent to own arrangement may provide initial funds to the homeowner through an agreed upfront payment and ongoing income through rent.

We compare expected rent with mortgage payments, taxes, insurance, HOA, management, repairs, vacancy and reserves. Income and payment coverage are not guaranteed.

How is the upfront payment handled?

The amount, recipient, purpose, refundability and any credit toward a future purchase must be defined in the reviewed written agreement. Upfront payments, security deposits, monthly rent and MITM service fees are separate items.

Who remains responsible for the mortgage?

Keeping ownership and leasing the home does not transfer the mortgage to the tenant. The homeowner retains their loan obligations. Financing a next home needs a separate lender review.

What if payments are already behind?

Contact your mortgage servicer promptly about deadlines and available options. A lease or rent to own agreement does not automatically stop foreclosure.
